For many years homebuyers were confused and frustrated with a real estate market that totally favored the home seller. Real estate agents by law represented the seller’s best interests in all situations. Homebuyers were often disappointed and angry when they realized that the agent that “sold” them their new home actually represented the seller’s best interests.
Fortunately, the real estate industry and applicable real estate laws have in recent years recognized the need for buyers to have a professional real estate broker represent their best interests in a real estate transaction. A professional, accredited professional real estate agent can now serve the needs of a buyer as a Buyer’s Agent. As a buyer’s agent I no longer “sell” a house to a home buyer, rather I work with my homebuyer client to find the right house at the right terms.
As a professional Buyer’s Agent, my fiduciary duties and obligations are to my homebuyer client. I accept the obligation and responsibility to commit all my professional resources to locating and identifying potential homes for sale that meet my client’s preferences and criteria. Once a potential home is located. I then negotiate the terms of the sale on my buyer’s behalf in accordance with the wishes of my buyer. Throughout the home buying process I work for and represent the best interests of my homebuyer client.
Fortunately, I can provide this professional service to my homebuyer clients at no direct cost to the client. As a buyer’s agent, my professional fee is paid by the seller or by the real estate company listing the seller’s home. This is the optimal scenario for a homebuyer – professional representation at no direct cost to the buyer.
As a professional Buyer’s Agent, my objective is to find the best home at the best terms for my homebuyer client. It is then my goal to provide a successful real estate transaction by attending to all details and in all cases representing the best interests of my homebuyer client. It is not my goal to “sell” a house but rather to establish a client relationship that will endure long after the closing of the home purchase.
